Over the past few months I have been working with Buyers and The Terrier Group listing properties.  There has been a clear trend.  Properties that are priced well are selling within days, not weeks, days!  We have had several listings in South Boston with accepted offers within 3 days!   So I wanted to compare the market statistics over the past few months this year versus last year.

The data below compares home sales for the years 2011 and 2012, starting January 1st up to this point thus far.   The number of sales are up 12% and average sale price has increased by 8.8%.  The statistic that stands out the most is the average days on the market. This has decreased by 28%!

South Boston Waterfront Continues to Grow, “Watermark Seaport” To Be Developed

1 Acre of land permitted for residential development sold for $18.6 Million in the Seaport District, purchased by Skanksa USA and Twining Properties.  This project calls for a residential tower with more than 300 units and 25,000 sq. ft. of retail space. The project will be located at the corner of Seaport Blvd. and Boston Wharf Rd. Estimated starting date is early 2013.

The entire 25 acre Seaport Square has millions of square feet approved for residential, office, retail, hotel, and several outdoor areas. The park space would be a great addition during the spring, summer, and fall.

Tribune Towers Adds To South Boston Development!

2/9/12 Demolition Complete

The former South Boston Tribune building has officially been demolished as the Tribune Towers project begins.  Located at 395 West Broadway the building will have 24 rental units and 20 parking spaces with commercial space as well.  Seems like there is a new building going up on every corner over here.  Southie is getting a major face-lift!

 

 

Scituate MA Sales Data

Today I decided to do a little research on Scituate’s real estate market and see how it had performed.  The data below compares home sales for the years 2010 and 2011.  The number of sales were down 9% and average sale price increased by .3%.  In addition, the average days on the market was down 4%.
